House rules

The primary renter must be at least 25. No persons beyond the maximum occupancy of eight are permitted. Smoking is not allowed. Renters must show proof of extended liability insurance required by the homeowner. Reservations require approval before confirmation. Pets require owner approval and may incur additional fees and/or a security deposit. Events are prohibited. Special-use reservations involving events, commercial activities, other non-traditional uses or rotating guest groups require prior written host approval; additional fees and/or an increased security deposit may apply. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $65.00 per reservation night. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Unless otherwise stated, payments are non-refundable. If a cancellation is rebooked for the original dates at the same or higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation. Reopening dates is at the owner's discretion. If no replacement reservation is made, guests may use their original dates if payments comply with the agreed schedule and Marquis is notified in writing at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, with coverage details in the booking agreement. The owner may need to show the property to prospective renters or buyers, with advance notice and efforts to arrange reasonable daytime hours.

Getting there

The home sits high on a bluff above Little Peconic Bay. Direct beach access is via a private staircase with 120 steps. The property is not handicap accessible and is not suitable for multiple families and unrelated guests. Outside Memorial Day to Labor Day, inquire before booking whether outdoor furniture and equipment will be available; spring cleaning and updates typically take place in late April or early May.
