House rules

The primary renter must be at least 30 years old. Smoking is not allowed. Reservations require approval before confirmation. Additional guests require express approval, and a fee of $150.00 per person per night may apply. Events require express approval. Events, commercial activities and other non-traditional uses, including rotating guest groups during a stay, require prior written host approval and may incur additional fees or an increased security deposit. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $135.00 per reservation night. For stays longer than seven nights, one cleaning per week is mandatory at the guest’s expense. One hypoallergenic, non-shedding dog of 10 lbs or less is permitted for $100.00 per booking; other pets or multiple dogs require express approval. Payments are non-refundable unless otherwise stated. If cancellation dates are reopened at the owner’s discretion and successfully rebooked at the same or higher price, a refund less a penalty of 20% of the original reservation total is issued after full payment for the replacement booking. If no replacement booking is made, the original guest may use the original dates provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; payments above this amount must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, subject to the booking agreement. The owner may arrange showings to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime hours.

Getting there

Shinnecock Bay is half a block away. Cooper’s Beach and Southampton shops and restaurants are 10 minutes away; Hampton Bay stores, a movie theater and Meschutt Beach are five minutes away. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; spring cleaning and updates typically occur in late April or early May.
