House rules

Reservations require approval before confirmation. The primary renter must be at least 30 years old. The home is not suitable for unrelated guests. No guests beyond the maximum occupancy of eight are permitted. Pets and smoking are prohibited. Events are prohibited. Reservations involving events, commercial activities, other non-traditional uses or rotating groups require prior written host approval; additional fees and/or an increased security deposit may apply. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $135.00 per reservation night. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. Payments are non-refundable unless otherwise stated. If cancellation dates are reopened at the owner's discretion and successfully rebooked for the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation. If no new reservation is made, guests may use the original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; amounts over $3,500 must be paid by check, ACH or wire. In lieu of a security deposit, the property includes up to $25,000 of damage protection, subject to the booking agreement. The owner may show the home to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime hours.

Getting there

Southampton and Hampton Bays beaches, including Coopers Beach, are a short drive away. The property is not wheelchair accessible. For stays outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; spring cleaning and updates typically take place in late April or early May.
