House rules

The primary renter must be at least 30 years old. No persons beyond the maximum occupancy of eight are permitted. Smoking is not allowed. Events are prohibited; reservations involving events, commercial activities, rotating guest groups or other non-traditional uses require prior written host approval and may incur additional fees or an increased security deposit. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $130.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Inquire before booking about pool/hot tub availability outside Memorial Day to Labor Day and about outdoor furniture and equipment during the off-season. Spring cleaning and updates typically occur in late April or early May. Reservations require approval before confirmation. Payments are non-refundable unless otherwise stated. After cancellation, Marquis will use best efforts to work with the owner to reopen the dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation. If no new reservation is made, the original guest may use the original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before the stay. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire. In lieu of a security deposit, the property carries up to $25,000 in damage protection, with coverage details in the booking agreement. The owner may need to show the property to prospective renters or buyers. Advance notice and reasonable daytime scheduling will be sought.

Getting there

Ocean beaches and downtown Amagansett Village are nearby. The home is not handicap accessible and is not suitable for multiple families or unrelated guests. Sleeping accommodation spans the main floor, second floor and lower level.
