House rules

Maximum occupancy is eight; no additional persons beyond that maximum are permitted. The primary renter must be at least 25 years old. Smoking is not allowed. Events are prohibited. Reservations involving events, commercial activity, other non-traditional uses or rotating guest groups require prior written host approval and may incur additional fees or an increased security deposit. Pets require owner approval; the dog approval fee is $400 per dog per booking, and a security deposit may also apply. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $110.00 per night of the reservation. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. Payments are non-refundable unless otherwise stated. If cancellation dates are reopened at the owner's discretion and rebooked for the same dates at an equal or higher price, a refund less a penalty of 20% of the total reservation amount is issued after the replacement reservation is fully paid. If no replacement booking is made, guests may use their original dates provided scheduled payments are complete and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be by check, ACH or wire. Instead of a security deposit, the property includes up to $25,000 in damage protection, subject to the booking agreement. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime hours.

Getting there

A private beach is within walking distance. The property is not handicap accessible and is not suitable for unrelated guests. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; seasonal cleaning and updates typically occur in late April or early May.
