House rules

Reservations require approval before confirmation. No additional persons beyond the maximum occupancy of 10 are permitted. Smoking is not allowed. Commercial activities, rotating guest groups and other non-traditional uses require prior written host approval; additional fees or an increased security deposit may apply. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $125.00 per night of the reservation. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Payments are non-refundable unless otherwise stated. If cancellation dates are reopened at the owner's discretion and rebooked for the original dates at the same or a higher price, a refund less a 20% penalty on the total reservation amount is issued after full payment for the replacement booking. If no replacement booking is made, guests may use their original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be by check, ACH or wire. Up to $25,000 of damage protection is provided in lieu of a security deposit, subject to the booking agreement. Conditional pet or special-use deposits may still apply.

Getting there

Amagansett Dunes is a nearby beach. The primary renter must be at least 30 years old. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; seasonal cleaning and updates typically occur in late April or early May.
