House rules

The primary renter must be at least 30 years old. No guests beyond the maximum occupancy of 11 are permitted. Smoking is not allowed. Events are prohibited; reservations involving events, commercial activities, other non-traditional uses or rotating groups require prior written host approval and may incur additional fees or an increased security deposit. Reservations require approval before confirmation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $150.00 per night of the reservation. Payments are non-refundable unless otherwise stated. If canceled dates are reopened at the owner's discretion and successfully rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the new reservation is collected. If not rebooked, guests may use their original dates provided scheduled payments are made and Marquis receives written notice at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; payments above that amount must be by check, ACH or wire. In lieu of a security deposit, the property carries up to $25,000 in damage protection, subject to coverage details in the booking agreement. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime hours.
