House rules

The primary renter must be at least 30 years old. Reservations require approval before confirmation. Smoking is not allowed. Utility fees are included, but guests are responsible for excessive utility usage, defined as utility costs over $100.00 per reservation night. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Events, commercial activities, other non-traditional uses and rotating groups of guests require prior written host approval; additional fees and/or an increased security deposit may apply. In lieu of a standard security deposit, damage protection covers up to $25,000, subject to the booking agreement. The owner may arrange showings to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime hours. Payments are generally non-refundable. Reopening canceled dates is at the owner's discretion; if the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the original reservation total is issued after full payment for the replacement reservation. If no replacement reservation is made, the original stay remains usable provided scheduled payments are made and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire.

Getting there

A short flight of stairs leads to the kitchen and living area. The pool is on a lower-level deck. Bay beaches are minutes away; Southampton village and ocean beaches are a short drive away. Outdoor furniture and equipment may be seasonal; inquire before booking outside Memorial Day to Labor Day.
