House rules

The primary renter must be at least 30 years old. Maximum occupancy is eight; no additional guests are permitted. Pets and smoking are prohibited. Events are prohibited; any proposed event, commercial activity, rotating guest group or other non-traditional use requires prior written host approval and may incur additional fees or an increased security deposit. Reservations require approval before confirmation. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $100.00 per reservation night. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. One end-of-stay cleaning is included. Do not use the children's treehouse or zip line. Unauthorized use makes the tenant responsible for resulting damage, replacement through the owner's chosen contractor, injury and legal consequences. Outside Memorial Day to Labor Day, inquire before booking about pool availability and outdoor furniture/equipment. Spring cleaning and updates typically take place in late April or early May. Payments are generally non-refundable. If the owner elects to reopen canceled dates and the property is rebooked for the same dates at the same or a higher price, a refund less a 20% penalty on the total reservation amount is issued after full payment for the replacement reservation. If it is not rebooked, guests may use their original dates provided payments comply with the booking schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, subject to the booking agreement. The owner may show the property to prospective renters or buyers, with advance notice and efforts to arrange reasonable daytime hours.

Getting there

Georgica Beach is five minutes by car or 15 minutes by bike. Red Horse Market is three minutes by car or 10 minutes by bike. A direct bike lane leads to nearby villages. The house is on a quiet side road with woods behind it. The property is not suitable for children aged four and under and is not handicap accessible. The pool is not fenced. Guests must not use the children's treehouse or zip line.
