# Zen on the East End East Hampton, NY, United States (general area) ## About the house The house sits on a quiet side road with woods behind the property. Modern interiors feature high ceilings, large windows, an open floor plan and a wrap-around deck/front porch. Outdoor facilities include furnished decks, a Weber gas grill, two lounge chairs, a hot-and-cold outdoor shower, a wood-burning fire pit and a fenced backyard. Lawn games include bocce, soccer goal nets and a soccer ball. The house and decks were repainted in spring 2019. The second-floor primary bedroom has a king bed, air conditioning, an ensuite bathroom and a balcony/deck. Two main-floor bedrooms have a queen bed and two twin beds respectively, air conditioning and balcony/deck access. The fourth bedroom is upstairs with a double/full bed and air conditioning. Additional sleeping areas have a sofa bed in an enclosed lower-level common area and a sofa bed in an open main-floor common area. The two full bathrooms comprise an upstairs bathroom with a shower and tub, and a main-floor bathroom with a shower/tub combination. The kitchen includes a refrigerator, stove, oven, microwave, dishwasher, ice maker, coffee equipment, toaster, blender, cookware and tableware. Other facilities include Wi-Fi, a laptop-friendly workspace, washer and dryer, heating, a usable wood-burning fireplace, Bluetooth speaker, and cable/streaming television in the common areas. Bed linens, bath towels, pool/beach towels, a hair dryer and ironing equipment are provided. Georgica Beach is five minutes by car or 15 minutes by bike. A direct bike lane leads to nearby villages. Buckskill Tennis Club is one mile away, and Wolfer vineyards are a six-minute drive away. The homeowner manages on-the-ground operations and guest communication after booking confirmation. Events are prohibited; any proposed event, commercial activity, rotating guest group or other non-traditional use requires prior written host approval and may incur additional fees or an increased security deposit. Reservations require approval before confirmation. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $100.00 per reservation night. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. One end-of-stay cleaning is included. Do not use the children's treehouse or zip line. Unauthorized use makes the tenant responsible for resulting damage, replacement through the owner's chosen contractor, injury and legal consequences. Outside Memorial Day to Labor Day, inquire before booking about pool availability and outdoor furniture/equipment. Spring cleaning and updates typically take place in late April or early May. Payments are generally non-refundable. If the owner elects to reopen canceled dates and the property is rebooked for the same dates at the same or a higher price, a refund less a 20% penalty on the total reservation amount is issued after full payment for the replacement reservation. If it is not rebooked, guests may use their original dates provided payments comply with the booking schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, subject to the booking agreement. The owner may show the property to prospective renters or buyers, with advance notice and efforts to arrange reasonable daytime hours. ## Property questions ## Is the pool fenced?
