House rules

Maximum occupancy is eight. The primary renter must be at least 28 years old. Pets and smoking are prohibited. Additional persons require express approval; an additional guest fee of $25 per person per night may apply. Events are prohibited. Reservations involving events, commercial activities, other non-traditional uses or rotating groups require prior written host approval and may incur additional fees and/or an increased security deposit. Utility fees are included, but guests are responsible for excessive utility usage. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Payments are non-refundable unless otherwise stated. If a canceled reservation is reopened at the owner's discretion and rebooked for the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation is collected. If the property is not rebooked, guests may use their original dates if payments meet the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments above $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule during reasonable daytime hours.

Getting there

The home is in Holy Hills, a few miles from central Woodstock, with shops and restaurants nearby. Woodstock village is four minutes away and Kingston is 20 minutes away. The property is not handicap accessible. Inquire before booking about outdoor furniture and equipment availability outside Memorial Day to Labor Day; spring cleaning and updates typically take place in late April or early May.
