# Woodstock Retreat Woodstock, NY, United States (general area) ## About the house Woodstock Retreat accommodates up to eight guests in a Spanish-style home with cathedral-style architecture, high ceilings, window walls, artwork and multiple fireplaces. The Great room has a wood-burning fireplace. The fully equipped kitchen includes a stove, oven, refrigerator, ice maker, dishwasher, microwave, toaster, blender and coffee equipment, including a Nespresso machine. All four bedrooms and the additional private sleeping area are on the main floor and have air conditioning. The primary bedroom has a king bed, full ensuite bathroom, streaming TV and closet. The other bedrooms have three twin beds, one double bed and one queen bed respectively, each with a closet. The additional sleeping area has a sofa bed. There are three full bathrooms: two with showers and one with a shower/tub combination. Bed linens, bath towels, pool/beach towels and bath essentials are provided. The grounds include a wraparound deck, multiple lounging areas, ten lounge chairs, outdoor table, chairs and umbrella, wood-burning and gas fire pits, a gas grill, a fenced yard and lawn space for outdoor activities such as bocce and badminton. Two adult bicycles are provided. The private outdoor saltwater pool is heated and fenced. Indoor facilities include central air conditioning, heating, Wi-Fi, a laptop-friendly workspace, washer and dryer, smart TV, Bluetooth speaker, hair dryer and ironing equipment. A travel crib, private entrance, smoke and carbon monoxide detectors and a fire extinguisher are provided. Driveway parking accommodates five cars. The homeowner manages on-the-ground operations and guest communication after booking confirmation. Woodstock village is four minutes away and Kingston is 20 minutes away. The property is not handicap accessible. Inquire before booking about outdoor furniture and equipment availability outside Memorial Day to Labor Day; spring cleaning and updates typically take place in late April or early May. Maximum occupancy is eight. The primary renter must be at least 28 years old. Pets and smoking are prohibited. Additional persons require express approval; an additional guest fee of $25 per person per night may apply. Events are prohibited. Reservations involving events, commercial activities, other non-traditional uses or rotating groups require prior written host approval and may incur additional fees and/or an increased security deposit. Utility fees are included, but guests are responsible for excessive utility usage. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Payments are non-refundable unless otherwise stated. If a canceled reservation is reopened at the owner's discretion and rebooked for the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation is collected. If the property is not rebooked, guests may use their original dates if payments meet the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments above $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement.
