House rules

Maximum occupancy is four; no additional guests are permitted. The primary renter must be at least 30 years old. The property is not suitable for unrelated guests. Pets and smoking are prohibited. Events require express approval, and an event fee of $1,000.00 may be required. Events of any size, commercial activities, other non-traditional uses and rotating groups during one stay require prior written host approval. Additional fees and/or an increased security deposit may apply. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $180.00 per night of the reservation. One end-of-stay cleaning is included. For reservations longer than seven nights, one cleaning per week is mandatory and charged to the guest. Outside Memorial Day to Labor Day, inquire before booking about pool use and outdoor furniture/equipment availability. Spring cleaning and updates typically occur in late April or early May. Payments are non-refundable unless otherwise stated. If the owner agrees to reopen canceled dates and Marquis rebooks the original dates at the same or a higher price, a refund less a 20% penalty on the total reservation amount is issued after the replacement reservation is paid in full. If no replacement reservation is made, guests may use the original dates if payments are current and Marquis receives written notice at least 72 hours before the stay. Credit-card balance payments are capped at $3,500; payments over $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, subject to the booking agreement. The owner may need to show the property to prospective renters or buyers. Advance notice and reasonable daytime scheduling will be sought.

Getting there

East Hampton Main Beach is four miles away; East Hampton village is three miles away; Sag Harbor is 15 minutes away. Driveway parking is limited to three cars. The property is not handicap accessible and is not suitable for unrelated guests. Bedrooms are located on the main floor, second floor and lower level.
