House rules

The primary renter must be at least 25 years old. Pets and smoking are prohibited. The fireplace and tree house are not for guest use. Additional persons require express approval; an additional guest fee of $80 per person per night may apply. Events require express approval. Events, commercial activities and other non-traditional uses, including rotating guest groups during one stay, require prior written host approval and may incur additional fees or an increased security deposit. Utilities are included, but guests are responsible for excessive usage. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. Unless otherwise stated, payments are non-refundable. After cancellation, Marquis will use best efforts to work with the owner to reopen the dates, at the owner's discretion. If the original dates are rebooked at the same or higher price and the replacement payment is collected in full, a refund less a penalty of 20% of the total original reservation amount is issued. If no replacement reservation is made, guests may retain their original stay provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; amounts over $3,500 must be paid by check, ACH or wire. In lieu of a security deposit, the property includes up to $25,000 of damage protection, subject to the booking agreement. The owner may arrange showings for prospective renters or buyers, with efforts to provide advance notice and schedule reasonable daytime visits.

Getting there

Windham Resort is a 6-minute drive away; Hunter Ski Resort is 20 minutes away. The property is not accessible for guests with mobility disabilities. Outside Memorial Day through Labor Day, inquire before booking about outdoor furniture and equipment availability; spring cleaning and updates typically occur in late April or early May.
