A large kitchen has granite countertops and cabinet storage, with a separate kitchenette elsewhere in the home. Six bedrooms are arranged across two separate wings and accommodate up to 12 guests. Bed linens, towels and bath essentials are provided. There are three full bathrooms and a lower-level half bathroom; the first main-floor bathroom has a shower and tub, and the other full bathrooms have showers. The grounds include manicured gardens, large yards, a deep front porch, rear deck and extensive decking with outdoor seating. Outdoor facilities include a hot tub, gas grill, wood fire pit and swing set. Inside, there is a Sonos sound system, ping-pong table and a television in Bedroom 2. Heating, hot water, a microwave, hair dryer, iron and ironing board, washer and dryer are available. Window air-conditioning units are removed for winter. The fireplace and tree house are not for guest use. Windham Resort is a 6-minute drive away, and Hunter Ski Resort is 20 minutes away. Parking is available on the property. Unless otherwise stated, payments are non-refundable. After cancellation, Marquis will use best efforts to work with the owner to reopen the dates, at the owner's discretion. If the original dates are rebooked at the same or higher price and the replacement payment is collected in full, a refund less a penalty of 20% of the total original reservation amount is issued. If no replacement reservation is made, guests may retain their original stay provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; amounts over $3,500 must be paid by check, ACH or wire. In lieu of a security deposit, the property includes up to $25,000 of damage protection, subject to the booking agreement.
