# Winterberry Escape East Hampton, NY, United States (general area) ## About the house The approximately 2,200-square-foot home sits down a winding country lane near bay beaches, museums and nature preserves. It has four bedrooms, two full bathrooms and one half bathroom, a professional kitchen, a large dining area and a living room. A Bambi Airstream is included as a space for quiet reflection. Three bedrooms are upstairs: two with king beds and one with a queen bed. The first-floor bedroom has a queen bed. All four bedrooms have air conditioning; Bedroom 1 has an ensuite bathroom and cable TV. The kitchen includes a stove, oven, refrigerator, dishwasher, microwave, coffee pot, toaster, dishes, silverware and cookware. The backyard has an uncovered deck/patio, four lounge chairs, a table, chairs and umbrella, a gas grill, a hot-and-cold outdoor shower, a wood-burning fire pit and a fence around the yard. The private outdoor pool is heated and saltwater. Two adult bicycles, two beach chairs, a beach umbrella, kayak/canoe and paddle board are provided. Indoor facilities include central air conditioning, heating, a usable wood-burning fireplace, Wi-Fi, a laptop-friendly workspace, washer and dryer, television, cable TV and Bluetooth/Sonos speakers. Bed linens, bath towels, pool/beach towels, a hair dryer and ironing equipment are provided. There is a private entrance, driveway parking for two cars, smoke and carbon monoxide detectors, and a fire extinguisher. The homeowner manages property preparation, arrival coordination, on-site operations, maintenance requests and guest communication after booking. It is not suitable for multiple families, unrelated guests or children. The primary renter must be at least 30 years old. Three bedrooms are on the second floor and one is on the first/main floor. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; seasonal cleaning and updates typically occur in late April or early May. Reservations require approval before confirmation. Maximum occupancy is six; no additional persons are permitted. Smoking is not allowed. Events are prohibited. Event-related, commercial or other non-traditional uses, including rotating guest groups during one stay, require prior written host approval and may incur additional fees or an increased security deposit. One hypoallergenic, non-shedding dog of 30 lbs or less is permitted; all other pets, multiple dogs and dogs outside these restrictions require express approval. Utilities are included, but guests are responsible for excessive utility usage, defined as costs over $135.00 per night of the reservation. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Payments are non-refundable unless otherwise stated. On cancellation, Marquis will try to work with the owner to reopen and rebook the original dates, at the owner's discretion. If the dates are rebooked at the same or a higher price and the replacement reservation is paid in full, a refund less a penalty of 20% of the total reservation amount is issued. If no replacement reservation is made, guests may retain their original dates if payments follow the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments over $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement. The owner may show the property to prospective renters or buyers, with efforts to provide advance notice and schedule showings during reasonable daytime hours. ## Property questions ## How large is the home?
