# Wine Country Contemporary Mattituck, NY, United States (general area) ## About the house This approximately 3,000-square-foot home stands on one and a half acres of lawn and natural surroundings near Love Lane, North Fork wineries, and Long Island Sound and Peconic Bay beaches. Custom carpentry, a living room with a wood-burning fireplace and oversized backyard-facing windows, and a separate family room with a large-screen TV provide indoor gathering spaces. The kitchen has stainless steel appliances and a stove/oven; the dining table seats eight, and the breakfast area has four stools. The backyard has a dining deck with bench seating, an outdoor kitchen with a stainless steel grill, sink and wine fridge, and a bar with four stools. A furnished gravel patio includes a brick fire pit. The grounds also have a picnic table and gazebo. Supplied kayaks, a pedal boat and a paddle board provide recreation on the pond, with dock access. The private pool and backyard are not fenced. All six bedrooms have air conditioning. The third-floor attic bedroom has two double/full beds and two large skylights. Three bedrooms are on the second floor, including a king bedroom with an ensuite bathroom, TV and balcony/deck; the other two have queen beds and closets. If no replacement reservation is made, guests may use their original dates provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; payments over $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, with coverage details in the booking agreement.
