Hardwood floors, white beadboard walls and abundant natural light extend through much of the home. The living room has several seating options. The fully equipped kitchen includes a stove, oven, refrigerator, dishwasher, microwave, drip coffee maker, toaster, cookware and tableware. Its dining peninsula seats five. All three bedrooms are on the first/main floor: the first has one double/full bed, and the other two each have two twin/single beds. Each bedroom has air conditioning and a closet. Two shared full bathrooms are also on the first/main floor; one has a shower/tub combination and the other has a shower. The private backyard has mature landscaping and an uncovered wood deck with patio furniture, an umbrella, two lounge chairs and a dining table seating six. A gas grill and hot-and-cold outdoor shower are available. Bed linens, bath towels, a hair dryer, heating, hot water, a washer and dryer are provided. The home has a private entrance, smoke and carbon monoxide detectors, and a fire extinguisher. The homeowner manages property preparation, arrival coordination, maintenance requests and guest communication after booking. Outside Memorial Day to Labor Day, inquire before booking about availability of outdoor furniture and equipment; spring cleaning and updates typically occur in late April or early May. The primary renter must be at least 30 years old. Maximum occupancy is six; no additional persons are permitted. Pets and smoking are prohibited. Events are prohibited under the standard policy; events, commercial activities and other non-traditional uses, including rotating groups during a stay, require prior written host approval and may incur additional fees or an increased security deposit. Renters must carry their own liability insurance. Reservations require approval before confirmation. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $50.00 per reservation night. Landline use is not included in utilities. One end-of-stay cleaning is included; stays longer than seven nights require one cleaning per week at the guest's expense. Payments are non-refundable unless otherwise stated. If the owner agrees to reopen canceled dates and Marquis rebooks the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after the replacement reservation is paid in full. If the property is not rebooked, guests may retain their original dates provided payments meet the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments over $3,500 must be by check, ACH or wire. In place of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement. The owner may show the property to prospective renters or buyers, with efforts to give advance notice and arrange reasonable daytime hours.
