A grill, deck and balcony provide additional outdoor spaces. Five second-floor bedrooms each have an ensuite bathroom and air conditioning. Two have king beds and three have queen beds. The primary suite has a fireplace, walk-in closet and private east-facing balcony. A further queen bed is in the lower-level sleeping space, alongside a separate full bathroom. The lower-level recreation facilities include a Peloton bike, free weights, treadmill, steam room, wine cellar, art space and billiards. Bed linens, bath towels, pool/beach towels, hair dryer, iron, washer and dryer are provided. Wi-Fi, heating and a hot tub are available. The primary renter must be at least 30 years old. Smoking is not allowed. Reservations require approval before confirmation. Additional guests require express approval and may incur a $100.00 fee per person per night. Events are prohibited; any proposed event, commercial activity or other non-traditional use, including rotating guest groups, requires prior written host approval and may entail additional fees or an increased security deposit. For stays longer than seven nights, one cleaning per week is mandatory at the guest’s expense. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $225.00 per night of the reservation. Unless otherwise stated, payments are non-refundable. Marquis may work with the owner to reopen cancelled dates, at the owner’s discretion. If all original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the new reservation. If not rebooked, the original guest may still use the original dates provided scheduled payments are fulfilled and Marquis receives written notice at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; payments over $3,500 must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement.
