House rules

The primary renter must be at least 30 years old. Maximum overnight occupancy is 10; no additional persons beyond that occupancy are permitted. Smoking is not allowed. Reservations require approval before confirmation. Events require express approval. Commercial activities, events of any size and rotating guest groups require prior written host approval; additional fees and/or an increased security deposit may apply. Approved parties must not exceed 20 people and must end by 10 PM. An event fee of $5,000 may be required. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $125.00 per reservation night. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. Outside Memorial Day to Labor Day, inquire before booking about pool availability and outdoor furniture/equipment; seasonal cleaning and updates typically occur in late April or early May. Payments are non-refundable unless otherwise stated. Following cancellation, Marquis may attempt to rebook with the owner's agreement. If the original dates are rebooked at the same or higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the new reservation is collected. If not rebooked, guests may use their original dates provided scheduled payments are made and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; amounts over $3,500 must be paid by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement. The owner may show the property to prospective renters or buyers, with efforts to provide advance notice and schedule reasonable daytime visits.
