The wood deck has a seating area, gas grill and outdoor dining table for six. The lawn surrounds a 50-foot private heated outdoor pool with loungers and another dining table. A hot-and-cold outdoor shower is nearby. Four bedrooms are on the main floor: the master has a king bed and ensuite bathroom; the junior suite has two twin beds and a full ensuite; two queen bedrooms share a Jack-and-Jill bathroom. Commercial activities, events of any size and rotating guest groups require prior written host approval; additional fees and/or an increased security deposit may apply. Approved parties must not exceed 20 people and must end by 10 PM. An event fee of $5,000 may be required. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $125.00 per reservation night. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. Payments are non-refundable unless otherwise stated. Following cancellation, Marquis may attempt to rebook with the owner's agreement. If not rebooked, guests may use their original dates provided scheduled payments are made and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; amounts over $3,500 must be paid by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement. The owner may show the property to prospective renters or buyers, with efforts to provide advance notice and schedule reasonable daytime visits.
