Its open-plan living room has a wood-burning fireplace and sliding glass doors connecting indoor and outdoor living areas. The kitchen has stainless steel appliances, a breakfast bar, a separate dining area, a stove, oven, refrigerator, ice maker, dishwasher, microwave, pot and Nespresso coffee makers, toaster, blender and cooking essentials. All four bedrooms and three full bathrooms are on the main floor. Bedroom 1 has a king bed and ensuite bathroom; Bedroom 2 has a queen bed; Bedrooms 3 and 4 have a queen bed and double/full bed respectively, with a Jack-and-Jill ensuite bathroom. Two bathrooms have showers and one has a shower/tub combination. Outside are an uncovered deck/patio, four lounge chairs, patio furniture with an umbrella, a charcoal grill and a private freshwater pool surrounded by mature trees. Four adult bicycles, five beach chairs, a beach umbrella, beach toys and tennis equipment are available. Bed linens, bath and pool/beach towels, a hair dryer, ironing equipment, heating, a washer and dryer are provided. The home also has central air conditioning, Wi-Fi, a laptop-friendly workspace and a Bluetooth speaker/stereo system. The home is close to Gardiner’s Bay and Three Mile Harbor, with a bicycle route into town and its shops and cafes. The primary renter must be at least 28 years old. Additional guests require express approval. Smoking is not allowed. Events are prohibited; event-related, commercial or other non-traditional reservations, including rotating guest groups, require prior written host approval and may incur additional fees or an increased security deposit. Reservations require approval before confirmation. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $300.00 per night of the reservation. One end-of-stay cleaning is included; stays longer than seven nights require one cleaning per week at the guest’s expense. The owner may show the home to prospective renters or buyers, with advance notice and efforts to use reasonable daytime hours. In lieu of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement. ## Property questions ## What is the cancellation and refund policy? Unless otherwise stated, payments are non-refundable. After cancellation, Marquis may work with the owner to reopen and rebook the original dates; reopening is the owner’s decision. If the same dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation. If no replacement reservation is made, guests may use their original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before the reservation begins. ## How can balance payments be made? Credit-card balance payments are capped at $3,500. Payments over $3,500 must be made by check, ACH or wire. ## Who manages the stay after booking? The homeowner manages on-the-ground operations and guest communication after booking confirmation through the Elite program.
