House rules

Reservations require approval before confirmation. Maximum occupancy is eight; additional persons require express approval. Smoking is not allowed. Events require express approval. Events, commercial activities, other non-traditional uses and rotating guest groups require prior written host approval; additional fees and/or an increased security deposit may apply. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $100.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. For stays outside Memorial Day–Labor Day, inquire before booking about outdoor furniture and equipment availability. Spring cleaning and updates typically occur in late April or early May. Payments are non-refundable unless otherwise stated. If cancellation dates are reopened at the owner's discretion and successfully rebooked for the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the new reservation is collected. If not rebooked, guests may use the original dates if payments meet the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, with coverage details in the booking agreement. The owner may arrange showings to prospective renters or buyers, with advance notice and efforts to schedule them during reasonable daytime hours.

Getting there

The village and beaches are within easy walking distance. Nearby beaches include Old Town Beach, Wyandanch Beach, Little Plains Beach and Fowler Beach. The house is near Southampton Hospital. The property is not suitable for unrelated guests. The primary renter must be at least 30 years old.
