# Wickapogue Wonderland Southampton, NY, United States (general area) ## About the house The approximately 4,000-square-foot house has a double-height living room, family room, dining room overlooking the backyard, eat-in chef's kitchen, enclosed sunroom and office/extra guest room. The kitchen has stainless steel appliances, ample counter space, a refrigerator, microwave, coffee pot, toaster, blender, dishes, silverware and cookware. Hardwood floors, a front veranda, a large rear patio and gardens, and front and rear grass yards complete the setting. A garage and basement provide storage. The outdoor facilities include a 40-foot heated freshwater pool, hot tub, private Har-Tru tennis court with rackets and balls, gas grill, wood-burning fire pit, lounge chairs, patio furniture and a cooler. Beach chairs, a beach umbrella and pool/beach towels are available. The backyard is fenced. The upstairs main suite has his-and-her closets and a large bathroom. Two upstairs bedrooms have ensuite bathrooms. Three full bathrooms have showers, and there is a ground-floor half bathroom. Linens, bath towels, a hair dryer, iron and ironing board, washer and dryer, heating, Wi-Fi and a laptop-friendly workspace are provided. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. For stays outside Memorial Day–Labor Day, inquire before booking about outdoor furniture and equipment availability. Spring cleaning and updates typically occur in late April or early May. Payments are non-refundable unless otherwise stated. If cancellation dates are reopened at the owner's discretion and successfully rebooked for the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the new reservation is collected. If not rebooked, guests may use the original dates if payments meet the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, with coverage details in the booking agreement.
