House rules

The primary renter must be at least 25. No additional persons beyond the maximum occupancy of 11 are permitted. Smoking is not allowed. Events are prohibited; special uses, including commercial activities and rotating guest groups, require prior written host approval and may incur additional fees or an increased security deposit. Reservations require approval before confirmation. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $125.00 per night of the reservation. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Unless otherwise stated, payments are non-refundable. If cancellation dates are reopened at the owner's discretion and rebooked for the original dates at the same or a higher price, a refund less a 20% penalty on the original total reservation amount is issued after full payment for the replacement booking. If no replacement booking is made, use of the original dates remains possible subject to the payment schedule and written notice to Marquis at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire. In lieu of a security deposit, up to $25,000 of damage protection applies, subject to the booking agreement.

Getting there

Ocean beaches, Southampton village, shops and restaurants are moments away. The property is not handicap accessible. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability. The owner may arrange showings to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime hours.
