House rules

The primary renter must be at least 28 years old. Maximum occupancy is 10; additional guests require express approval. Pets and events require express approval. Events, commercial activities, rotating guest groups and other non-traditional uses require prior written host approval and may incur additional fees or an increased security deposit. Smoking is not allowed. Utilities are included, but guests are responsible for excessive usage. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. A refundable cash security deposit of 10% is required, governed by a separate agreement signed by owner and guest before check-in. Reservations require approval before confirmation. Payments are non-refundable unless otherwise stated. If the owner agrees to reopen canceled dates and the property is rebooked for the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation is collected. If no replacement reservation is made, guests may use their original dates provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire. The owner may show the home to prospective renters or buyers, with advance notice and efforts to schedule during reasonable daytime hours.

Getting there

The home is close to Southampton shops and restaurants. Bedrooms are on the first and second floors; the music studio is on the lower level and the theater/media room is on the second floor. Outside Memorial Day to Labor Day, inquire before booking about availability of outdoor furniture and equipment; spring cleaning and updates typically take place in late April or early May.
