Its rustic, open-plan main level has spacious living and dining areas, custom windows and French doors leading to a den with a desk. The eat-in kitchen has a breakfast bar, stove, oven, refrigerator, dishwasher, cookware and tableware, with an expansive deck just outside. The main-floor bedroom has a queen bed and a Jack-and-Jill ensuite bathroom. Upstairs are two queen bedrooms and one double/full bedroom; one upstairs queen bedroom has a full ensuite bathroom. All four bedrooms have closets. The three full bathrooms include two with showers and one with a shower/tub combination. Outdoor facilities include an uncovered deck/patio, a table, chairs and umbrella, two lounge chairs, gas and charcoal grilling facilities, a cooler, a fenced yard and a private heated freshwater pool. Indoors, amenities include window-unit air conditioning, heating, Wi-Fi, television and Smart TV, a Bluetooth speaker, a washer and dryer, coffee-making facilities, linens, bath and pool/beach towels, and a hair dryer. The home has a private entrance, driveway parking for three cars, smoke and carbon monoxide detectors, and a fire extinguisher. Main Street is a 10-minute drive away, with restaurants including Nick & Toni's, The Palm and Fresno. East Hampton Village and ocean beaches are nearby, including East Hampton Main Beach. The primary renter must be at least 25 years old. Maximum occupancy is seven, with no additional persons permitted. Pets and smoking are prohibited. Events are prohibited. Reservations involving events, commercial activities, other non-traditional uses or rotating groups require prior written host approval; additional fees and/or an increased security deposit may apply. Reservations require approval before confirmation. Utility fees are included, but guests are responsible for excessive utility usage, defined as costs over $110.00 per night of the reservation. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory and in-stay cleanings are at the guest's expense. Unless otherwise stated, payments are non-refundable. Following cancellation, Marquis will use best efforts to work with the owner to reopen and rebook the original dates, at the owner's discretion. If those dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation is collected. If no replacement reservation is made, guests may use their original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; payments above $3,500 must be made by check, ACH or wire. In place of a security deposit, the property has up to $25,000 of damage protection, subject to the booking agreement. The owner may show the property to prospective renters or buyers, with efforts to provide advance notice and schedule showings during reasonable daytime hours.
