House rules

Maximum occupancy is seven; no additional persons beyond that limit are permitted. The primary renter must be at least 30 years old. Smoking is not allowed. Events are prohibited. Event-related reservations, commercial activities, other non-traditional uses and rotating guest groups require prior written host approval and may incur additional fees and/or an increased security deposit. One hypoallergenic, non-shedding dog of 20 lbs or less is permitted for $200.00 per booking. Other dogs, multiple dogs and other pets require express approval. Utilities are included, but guests are responsible for excessive usage. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. A refundable cash security deposit of 10% is required, subject to a separate agreement signed by owner and guest before check-in. Reservations require approval before confirmation. Payments are non-refundable unless otherwise stated. If canceled dates are reopened at the owner's discretion and rebooked for the original dates at the same or a higher price, a refund less a penalty equal to 20% of the total reservation amount is issued after full payment for the replacement reservation. If no replacement reservation is made, the original dates may still be used provided payments comply with the agreed schedule and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; larger payments must be by check, ACH or wire. Outside Memorial Day–Labor Day, inquire before booking about outdoor furniture and equipment availability. The owner may arrange showings to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime hours.

Getting there

The house is on a quiet wooded path away from traffic, ten minutes from Westhampton Beach's Main Street. Rogers Beach and Pike's Beach are a short drive away; Cupsogue Beach is also nearby. The property is not handicap accessible and is not suitable for unrelated guests.
