House rules

The primary renter must be at least 32 years old. Maximum occupancy is eight; no additional guests are permitted. Pets and smoking are prohibited. Events are prohibited. Reservations involving events, commercial activities, rotating guest groups or other non-traditional uses require prior written host approval; additional fees or an increased security deposit may apply. Reservations require approval before confirmation. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $40.00 per reservation night. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Payments are non-refundable unless otherwise stated. After cancellation, reopening dates is at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement booking. If no replacement booking is made, guests may retain their original stay provided scheduled payments have been made and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments over $3,500 must be made by check, ACH or wire. In lieu of a security deposit, damage protection covers up to $25,000, subject to the booking agreement. The owner may show the property to prospective renters or buyers, with efforts to provide advance notice and arrange reasonable daytime appointments.

Getting there

The house is on Lake Montauk with lake access for swimming, boating and sailing. It is not handicap accessible and is not suitable for multiple families or unrelated guests. Outside Memorial Day through Labor Day, inquire before booking about outdoor furniture and equipment availability; seasonal cleaning and updates typically take place in late April or early May.
