## About the house

West Lake Drive accommodates up to eight guests in approximately 1,900 square feet. The house has a wraparound deck, a den, a living room and a usable gas-burning fireplace, set on landscaped grounds beside Lake Montauk. Outdoor facilities include an outdoor shower, balcony, deck/patio, patio furniture, a gas grill and a gas fire pit.

The main floor has a king bedroom and a bedroom with two twin beds, plus a full bathroom with a shower. Upstairs are two queen bedrooms and a full bathroom with a tub. All four bedrooms have air conditioning and closets. Bed linens, bath towels and pool/beach towels are provided.

The kitchen includes a refrigerator, microwave, coffee pot, toaster, blender, dishes, silverware, pots and pans. Wi-Fi, a laptop-friendly workspace, heating, hot water, a washer and a dryer are available. The house has a private entrance, smoke detector and carbon monoxide detector.

The homeowner manages property preparation, arrival coordination, on-the-ground operations, maintenance requests and guest communication after booking. A StayMarquis Guest Experience Manager can help facilitate requests such as grocery shopping or a private chef.

The house is on Lake Montauk with lake access for swimming, boating and sailing. It is not handicap accessible and is not suitable for multiple families or unrelated guests. Outside Memorial Day through Labor Day, inquire before booking about outdoor furniture and equipment availability; seasonal cleaning and updates typically take place in late April or early May.

The primary renter must be at least 32 years old. Maximum occupancy is eight; no additional guests are permitted. Pets and smoking are prohibited. Events are prohibited. Reservations involving events, commercial activities, rotating guest groups or other non-traditional uses require prior written host approval; additional fees or an increased security deposit may apply. Reservations require approval before confirmation.

Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $40.00 per reservation night. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense.

Payments are non-refundable unless otherwise stated. After cancellation, reopening dates is at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement booking. If no replacement booking is made, guests may retain their original stay provided scheduled payments have been made and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments over $3,500 must be made by check, ACH or wire.

In lieu of a security deposit, damage protection covers up to $25,000, subject to the booking agreement. The owner may show the property to prospective renters or buyers, with efforts to provide advance notice and arrange reasonable daytime appointments.
