All three bedrooms are upstairs. The primary bedroom has an ensuite bathroom. The three bathrooms comprise an upstairs primary bathroom with a shower, another upstairs bathroom with a tub, and a first-floor bathroom with a shower. The home is approximately 1,675 square feet and has updated appliances, a new kitchen, roof, gas heating and well. The fenced backyard includes a private outdoor heated pool, outdoor shower, uncovered deck/patio, four lounge chairs, a table, chairs, umbrella and gas grill. Indoors, facilities include Wi-Fi, a laptop-friendly workspace, air conditioning, heating, washer and dryer. The kitchen includes a stove, oven, refrigerator, dishwasher, microwave, toaster, blender, cookware, dishes and silverware. Bed linens, bath towels, pool/beach towels, a hair dryer and an iron/ironing board are provided. Entertainment includes cable and smart television and a Sonos speaker system. Smoke and carbon monoxide detectors are provided. Sag Harbor Cove is nearby for water activities including boating; Long Beach and central Sag Harbor are also nearby. After booking confirmation, the homeowner manages on-the-ground operations and guest communication through the Elite program. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; spring cleaning and updates typically take place in late April or early May. The primary renter must be at least 30 years old. Maximum occupancy is six; no additional persons beyond that limit are permitted. Smoking is not allowed. Events are prohibited. Special uses, including commercial activities, rotating guest groups and reservations involving events, require prior written host approval and may incur additional fees or an increased security deposit. One hypoallergenic, non-shedding dog of 15 lbs or less is permitted. Other dogs, multiple dogs and other pets require express approval. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $85.00 per night of the reservation. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Reservations require approval before confirmation. Payments are non-refundable unless otherwise stated. Following cancellation, Marquis may work with the owner to reopen the dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price and payment is collected in full, a refund less a penalty of 20% of the total reservation amount is issued. If not rebooked, guests may use their original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; payments above $3,500 must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement.
