Waterview Retreat is a 2,500-square-foot furnished home on a landscaped acre, with a saltwater cove in front and a tidal pond behind. The partially open-plan living area, kitchen with island seating, and separate dining room provide indoor gathering spaces. Water views extend throughout the home. Heating, Wi-Fi, a microwave, washer, dryer, linens, bath towels and a hair dryer are provided.

The upstairs primary bedroom has a queen bed, its own large deck, a private entrance, air conditioning, cable and streaming TV, and a closet. The other bedrooms have two twin beds and one queen bed respectively. Bedrooms are positioned at opposite ends of the house. There are two full bathrooms.

Both floors open onto a total of 1,200 square feet of decking. Outdoor facilities include lawns, a screened porch, an enclosed outdoor shower, a gas grill, lounge chairs, and patio furniture with a table, chairs and umbrella. The private outdoor gunite saltwater pool is heated. Two adult bicycles and a double kayak are provided, and a community tennis court is available.

Sag Harbor village is 1 mile away. Two lifeguarded bay beaches are approximately a mile away, and a local scenic beach is a six-minute stroll down the road. South shore ocean beaches are 15 minutes away. The homeowner manages on-the-ground operations and guest communication after booking confirmation.

Private outdoor heated gunite saltwater pool. Outdoor pools are typically available from Memorial Day to Labor Day. For stays outside that period, inquire about pool availability before booking.

Sag Harbor village is 1 mile away. Two lifeguarded bay beaches are approximately a mile from the house. A local scenic beach is a six-minute stroll down the road; south shore ocean beaches are 15 minutes away. The property is not handicap accessible and is not suitable for multiple families. For stays outside Memorial Day to Labor Day, inquire before booking about availability of outdoor furniture and equipment; spring cleaning and updates typically occur in late April or early May.

The primary renter must be at least 30 years old. Pets and smoking are prohibited. Additional persons and events require express approval. Events, commercial activities, other non-traditional uses and rotating groups during one stay require prior written host approval; additional fees and/or an increased security deposit may apply. Reservations require approval before confirmation.

Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $100.00 per night of the reservation. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense.

Payments are non-refundable unless otherwise stated. If cancellation dates are reopened at the owner's discretion and successfully rebooked for the original dates at the same or a higher price, a refund less a 20% penalty on the total reservation amount is issued after full payment for the replacement reservation is collected. If no replacement reservation is made, guests may use their original dates if payments comply with the booking schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments over $3,500 must be made by check, ACH or wire.

In lieu of a security deposit, the property has up to $25,000 of damage protection, subject to the booking agreement. The owner may show the property to prospective renters or buyers, with advance notice and efforts to arrange reasonable daytime hours.
