House rules

Reservations require approval before confirmation. Smoking is not allowed. The primary renter must be at least 25. Pets require owner approval; additional fees and/or a security deposit may apply, with a published dog approval fee of $100 per dog per booking. Additional persons are prohibited without express approval; an additional-person fee of $200 per person per night may be required. Events require express approval. Events, commercial activities, rotating groups and other non-traditional uses require prior written host approval and may incur additional fees and/or an increased security deposit. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $45.00 per night of the reservation. One end-of-stay cleaning is included. Stays longer than seven nights require one cleaning per week at the guest's expense. Payments are non-refundable unless otherwise stated. Following cancellation, Marquis will use best efforts to work with the owner to reopen the dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement booking. If the dates are not rebooked, guests may use their original stay provided scheduled payments have been made and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be by check, ACH or wire. Up to $25,000 of damage protection is provided in lieu of a security deposit, subject to the booking agreement. The owner may show the property to prospective renters or buyers, with efforts to provide advance notice and arrange reasonable daytime showings.

Getting there

Towd Point Beach and Conscience Point Marina are nearby; Southampton village is about a 10-minute drive away. The primary renter must be at least 25. For stays outside Memorial Day through Labor Day, inquire before booking about outdoor furniture and equipment availability; seasonal cleaning and updates typically occur in late April or early May.
