# Waters Edge Retreat Southampton, NY, United States (general area) ## About the house The upper level has three bedrooms, a full bathroom and a large eat-in kitchen with glass views over the cove. Sliding doors open onto an oversized wraparound deck. Downstairs are two bedrooms, a living room, kitchenette, Florida room with water views and a laundry room. The upper bathroom has a shower and tub; the lower bathroom has a shower. The private, oversized illuminated dock accommodates a boat and has Adirondack chairs for evening sitting. Outdoor facilities include a hammock, patio furniture, 12 lounge chairs, gas and charcoal grilling, a wood-burning fire pit, swing set and fenced yard. Kayak/canoe equipment, a paddle board, six beach chairs, beach umbrella, beach toys, cooler and one adult bicycle are provided. The Google/Nest/Lutron smart home has speakers throughout, smart television, air conditioning, heating, laundry facilities and an equipped kitchen with stove, oven, refrigerator, dishwasher, microwave, drip coffee maker, toaster, blender, cookware and tableware. Linens, bath and beach towels, hair dryer and ironing equipment are provided. A yoga/stretching mat and ping-pong table are available. Towd Point and Conscience Point Marina are nearby, and Southampton village is about a 10-minute drive away. If the dates are not rebooked, guests may use their original stay provided scheduled payments have been made and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be by check, ACH or wire. Up to $25,000 of damage protection is provided in lieu of a security deposit, subject to the booking agreement.
