House rules

Maximum occupancy is four; no additional guests are permitted. The primary renter must be at least 28 years old. Smoking is not allowed. Events are prohibited. Special-use reservations involving events, commercial activity, other non-traditional uses or rotating groups require prior written host approval and may incur additional fees or an increased security deposit. One dog of 25 lbs or less is permitted for an additional $500.00 per booking. Larger dogs, multiple dogs and other pets require express approval. The additional-fee schedule specifies $500 per dog per booking. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $50.00 per night of the reservation. One light cleaning for every eight nights booked and one end-of-stay cleaning are included. Additional requested cleanings are at the guest's expense. A refundable cash security deposit of $500 is required, governed by a separate Security Deposit Agreement signed by owner and guest before check-in. Unless otherwise stated, payments are non-refundable. Following cancellation, Marquis will make best efforts to work with the owner to reopen the dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation is collected. If no replacement reservation is made, guests may use their original dates provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; payments over $3,500 must be made by check, ACH or wire. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule during reasonable daytime hours.

Getting there

Direct access to Far Pond is available for kayaking and paddleboarding. A private beach at the end of the street is within walking distance. Southampton Village is a short drive away, and Southampton Beach is a short distance away. The guest bedroom is on the second floor. The backyard is not fenced. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; spring cleaning and updates typically occur in late April or early May.
