# Waterfront Dream Escape Southampton, NY, United States (general area) ## About the house This renovated cottage has vaulted ceilings, expansive waterfront windows and an open-plan living area with a sofa. Sliding glass doors open onto the backyard. An uncovered wooden deck, lounge chairs and outdoor table and chairs provide space for al-fresco dining beside a spacious yard. The home has direct access to Far Pond for kayaking and paddleboarding, with a private beach at the end of the street within walking distance. The equipped kitchen includes a refrigerator, oven, stove, dishwasher, ice maker, Keurig coffee maker, toaster, blender, cookware, dishes and silverware. Central air conditioning, heating, hot water, a washer and dryer, Wi-Fi, a private office and parking are available. Bed linens, bath and pool/beach towels, a hair dryer and ironing equipment are provided. The living room has a television, and both bedrooms have streaming TVs. Smoke and carbon monoxide detectors are provided. The main-floor primary bedroom has a queen bed, walk-in closet and an ensuite full bathroom with a rain shower. The second-floor guest bedroom has a queen bed; a separate full bathroom with a shower is on the main floor. Special-use reservations involving events, commercial activity, other non-traditional uses or rotating groups require prior written host approval and may incur additional fees or an increased security deposit. One dog of 25 lbs or less is permitted for an additional $500.00 per booking. Larger dogs, multiple dogs and other pets require express approval. The additional-fee schedule specifies $500 per dog per booking. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $50.00 per night of the reservation. One light cleaning for every eight nights booked and one end-of-stay cleaning are included. Additional requested cleanings are at the guest's expense. A refundable cash security deposit of $500 is required, governed by a separate Security Deposit Agreement signed by owner and guest before check-in. Unless otherwise stated, payments are non-refundable. Following cancellation, Marquis will make best efforts to work with the owner to reopen the dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation is collected. If no replacement reservation is made, guests may use their original dates provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; payments over $3,500 must be made by check, ACH or wire.
