# Waterfront Chic Southold, NY, United States (general area) ## About the house The home accommodates up to eight guests and has an open-plan living room, dining area and equipped kitchen. The living and dining areas have water views, and the living room has a large-screen TV. Outdoor spaces include a back deck with a dining table, gas barbecue and several seating areas, balconies and a fire pit. Kayaks are available at the private dock. Wineries, restaurants, shops and art galleries are nearby. Three bedrooms are upstairs: the primary bedroom has a king bed, ensuite bathroom, streaming TV, closet and balcony/deck; bedrooms two and three each have a double/full bed, closet and balcony/deck. The main-floor fourth bedroom has a bunk bed, closet and Jack-and-Jill ensuite bathroom. All four bedrooms have air conditioning. There are three full bathrooms with showers, two upstairs and one on the main floor. Bed linens, bath towels and pool/beach towels are provided, along with heating, hot water, a washer and dryer. The home is on the waterfront in Southold, with direct water access and a private dock. Wineries are minutes away. Three bedrooms are on the second floor and one is on the main floor. Reservations require approval before confirmation. The primary renter must be at least 21 years old. Smoking is not allowed. Pets require owner approval and may incur additional fees and/or a security deposit. Events, commercial activities, other non-traditional uses and rotating groups during the same stay require prior written host approval; additional fees and/or an increased security deposit may apply. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $100.00 per night of the reservation. One light cleaning per eight nights booked and one end-of-stay cleaning are included; additional requested cleanings are at the guest’s expense. Unless otherwise stated, payments are non-refundable. If canceled dates are reopened at the owner’s discretion and rebooked for the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation. If no replacement booking is made, guests may use the original dates provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; payments above $3,500 must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement. The owner may show the home to prospective renters or buyers, with advance notice and efforts to arrange reasonable daytime hours.
