House rules

Maximum occupancy is eight; no additional guests are permitted. Smoking and events are prohibited. Events, commercial activities, rotating groups and other non-traditional uses require prior written host approval; additional fees and/or an increased security deposit may apply. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $150.00 per reservation night. One light cleaning per eight nights booked and one end-of-stay cleaning are included; additional cleanings are at guests’ expense. The hot tub is typically winterized by the end of October and reopened with the pool in May; confirm availability outside these dates. Spring cleaning and updates typically occur in late April or early May. Confirm outdoor furniture and equipment availability before booking outside Memorial Day to Labor Day. Unless otherwise stated, payments are non-refundable. If canceled dates are reopened at the owner’s discretion and rebooked for the original dates at the same or higher price, a refund less a 20% penalty on the total reservation amount is issued after full payment for the replacement reservation. If no replacement reservation is made, guests may retain their original stay provided payments meet the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments over $3,500 must be by check, ACH or wire. In lieu of a security deposit, the property includes up to $25,000 of damage protection, subject to the booking agreement. The owner may arrange showings to prospective renters or buyers, with advance notice and efforts to schedule during reasonable daytime hours.

Getting there

The property is not handicap accessible and is not suitable for unrelated guests. The primary renter must be at least 30 years old. No crib is provided. Beach access is not provided.
