The chef’s kitchen includes stainless steel appliances, a Wolf wine fridge, a microwave and a quartz island with three chairs. A six-person dining table overlooks the backyard, and a Sonos system serves indoor and outdoor areas. Heating, linens, bath and pool/beach towels, a hair dryer, and an iron and ironing board are provided. The private backyard has bluestone patios, a gas grill, outdoor dining and lounge seating, four poolside loungers, a freshwater heated gunite pool, a hot tub and a gas fire pit. A fitness room has a treadmill and Tonal or weight-training equipment; there is also a basketball court, an infrared sauna and a hot-and-cold outdoor shower. The 900-square-foot pool house provides additional living space with a TV, blackout shades and a full bathroom with shower. Three bedrooms are on the second floor of the main house and one is on the lower level. All four have air conditioning, TVs, closets and full ensuite bathrooms. The primary suite also has a gas fireplace and balcony. The second-floor bathrooms include one with a shower and tub and two with showers; the lower-level bathroom has a shower, and the main floor has a half bathroom. Restaurants, shops and family activities in Water Mill, Bridgehampton and Sag Harbor are minutes away. The pool and hot tub operate seasonally, and outdoor furniture and equipment require confirmation for stays outside Memorial Day to Labor Day. One light cleaning per eight nights booked and one end-of-stay cleaning are included; additional cleanings are at guests’ expense. The hot tub is typically winterized by the end of October and reopened with the pool in May; confirm availability outside these dates. Spring cleaning and updates typically occur in late April or early May. Confirm outdoor furniture and equipment availability before booking outside Memorial Day to Labor Day. Unless otherwise stated, payments are non-refundable. If canceled dates are reopened at the owner’s discretion and rebooked for the original dates at the same or higher price, a refund less a 20% penalty on the total reservation amount is issued after full payment for the replacement reservation. If no replacement reservation is made, guests may retain their original stay provided payments meet the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments over $3,500 must be by check, ACH or wire. In lieu of a security deposit, the property includes up to $25,000 of damage protection, subject to the booking agreement.
