# Water Mill Wonder Water Mill, NY, United States (general area) ## About the house The 5,000-square-foot house occupies over an acre of landscaped grounds. The main floor has a high-ceilinged foyer, hardwood floors, a living room with a fireplace, a family room and a modern kitchen with island seating and stainless-steel appliances. A game room has a table-tennis table, and there is a separate playroom. Heating, a microwave, a washer and dryer, bed linens, bath towels, a hair dryer and ironing equipment are provided. Four bedrooms are on the second floor, one is on the main floor and one is on the lower level. All six bedrooms have air conditioning and closets; the first five have ensuite bathrooms. The second-floor primary bedroom has a 500-square-foot mahogany deck and an outdoor shower. There are six full bathrooms and a main-floor half bathroom; four full bathrooms have tubs and two have showers. The large fenced backyard contains a private, bluestone-surrounded gunite pool. The pool itself is not fenced. Outdoor amenities include a patio, a grill, an outdoor shower, two beach chairs and a beach umbrella. The homeowner manages on-site operations and guest communication after booking confirmation through the Elite program. Reservations require approval before confirmation. Owners may arrange daytime showings to prospective renters or buyers, with advance notice and efforts to respect guest privacy. The primary renter must be at least 30 years old. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; spring cleaning and updates typically occur in late April or early May. Maximum occupancy is 10; no additional persons are permitted. Pets, smoking and events are prohibited. Reservations involving events, commercial activities or other nontraditional uses, including rotating guest groups, require prior written host approval; additional fees and/or an increased security deposit may apply. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $130.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Payments are non-refundable unless otherwise stated. Following cancellation, Marquis will attempt to work with the owner to reopen and rebook the dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement booking. If no replacement booking is made, guests may use their original dates provided payments comply with the booking schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments over $3,500 must be made by check, ACH or wire.
