House rules

The primary renter must be at least 30 years old. No guests beyond the maximum occupancy of six are permitted. Smoking is not allowed. Events are prohibited; any proposed event, commercial activity, rotating guest group or other non-traditional use requires prior written host approval and may incur additional fees or an increased security deposit. One dog of 50 lbs or less is permitted for $1,000.00 per booking; larger dogs, multiple dogs and all other pets require express approval. The fee schedule lists $1,000 per dog per booking. Utilities are included, but guests are responsible for excessive usage. One light cleaning per eight nights booked and one end-of-stay cleaning are included; additional cleanings are available at the guest's expense. Payments are non-refundable unless otherwise stated. If cancellation dates are reopened at the owner's discretion and rebooked for the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued once the replacement reservation is paid in full. If not rebooked, the original dates may still be used if payments follow the agreed schedule and Marquis receives written notice at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; payments above $3,500 must be by check, ACH or wire. Up to $25,000 in damage protection replaces a security deposit, subject to the booking agreement. The owner may need to show the property to prospective renters or buyers, with advance notice and efforts to arrange reasonable daytime hours.

Getting there

The home is beachfront on Mecox Bay with private beach access and a private dock, close to Flying Point Beach and minutes from Southampton. The property is not handicap accessible. Outside Memorial Day to Labor Day, confirm pool/hot-tub and outdoor furniture/equipment availability before booking; spring cleaning and updates typically take place in late April or early May.
