# Water Mill Waterfront Compound Water Mill, NY, United States (general area) ## About the house The home occupies approximately four landscaped waterfront acres and has an estimated interior area of 6,200 square feet. Seven bedrooms are on the second and third floors of the main house; the eighth is on the second floor of the guest house. TVs are in the primary bedroom, Bedroom 4 and Bedroom 8. Living spaces include an open living room with a bar, a gourmet eat-in kitchen, a formal dining room with French doors to the outside and a media area. There are three bars, a wraparound porch and a 20-by-25-foot eat-in kitchen. The dining room has seating for 50; overnight occupancy remains limited to eight guests. Interiors were redesigned by Scott Bromley and landscaping was designed by Madison Cox. Outdoor facilities include a heated gunite pool, private Har-Tru tennis court, boathouse with dock, pool house, outdoor dining area, lounge chairs, patio furniture, grill, outdoor shower, balcony, beach umbrella, cooler and kayak/canoe. The backyard is fenced. Bed linens, bath towels, pool/beach towels, a hair dryer, iron and ironing board, washer, dryer, heating and hot water are provided. Fitness equipment is available. The homeowner manages on-the-ground operations and guest communication after booking confirmation. Bedrooms occupy upper floors in the main house and guest house. The property is not suitable for multiple families or unrelated guests. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; spring cleaning and updates typically occur in late April or early May. The primary renter must be at least 30 years old. No guests beyond the maximum occupancy of eight are permitted. Smoking is not allowed. Events require express approval. Events, commercial activities, other non-traditional uses and rotating groups during one stay require prior written host approval; additional fees and/or an increased security deposit may apply. Pets require owner approval and may incur additional fees and/or a security deposit. Utilities are included, but guests are responsible for excessive utility usage, defined as costs over $250.00 per night of the reservation. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. Unless otherwise stated, payments are non-refundable. If cancellation dates are reopened at the owner's discretion and rebooked at the same or higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the new reservation is collected. If not rebooked, guests may retain their original stay if payments follow the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, subject to the booking agreement.
