House rules

The primary renter must be at least 30 years old. Maximum occupancy is ten; no additional persons are permitted. Pets and smoking are prohibited. Events are prohibited; reservations involving events, commercial activities, rotating guest groups or other non-traditional uses require prior written host approval and may incur additional fees and/or an increased security deposit. Reservations require approval before confirmation. Utilities are included, but guests are responsible for excessive utility usage, defined as utility costs over $125.00 per night of the reservation. For reservations longer than seven nights, one cleaning per week is mandatory at the guest’s expense. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability. Spring cleaning and updates typically occur in late April or early May. Unless otherwise stated, payments are non-refundable. Marquis may work with the owner to reopen cancelled dates, at the owner’s discretion. If the original dates are rebooked at the same or a higher price and the new reservation is paid in full, a refund less a penalty of 20% of the total original reservation amount is issued. If no replacement reservation is made, guests may use their original dates if payments comply with the booking payment schedule and Marquis receives written notice at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; larger payments must be by check, ACH or wire. In lieu of a security deposit, the property includes up to $25,000 in damage protection, with coverage details in the booking agreement. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime showings.

Getting there

Local beaches and Water Mill Village are minutes away. The property does not provide beach access and is not handicap accessible. It is not suitable for unrelated guests.
