Glass doors connect the living and dining areas to a rear deck and lounge area. The Chef’s kitchen includes appliances, a microwave, a large center island and a breakfast area. Centralized sound, TVs, a game room, recreation room, fitness area, home theater and basketball court provide recreation options. Four bedrooms are on the second floor and one is on the main floor. Bedroom 1 has a king bed; Bedroom 2 has two double/full beds; Bedrooms 3, 4 and 5 each have a queen bed. All five bedrooms have air conditioning and closets. Bedrooms 1, 3 and 4 have full ensuite bathrooms, and Bedrooms 1 and 3 have TVs. There are five full bathrooms and one half bathroom: three full bathrooms upstairs, a full bathroom and half bathroom on the main floor, and a full bathroom on the lower level. Bathroom 1 has a shower and tub; Bathrooms 2 and 3 have shower/tub combinations; Bathroom 4 has a shower; Bathroom 6 has a tub. Outdoors are an oversized private pool, covered and uncovered decks, seating, a lawn, patio and grill. Bed linens, bath towels, pool/beach towels, an iron and ironing board, washer, dryer, heating and hot water are provided. There is no hot tub, balcony or crib. Maximum occupancy is ten; no additional persons are permitted. Pets and smoking are prohibited. Events are prohibited; reservations involving events, commercial activities, rotating guest groups or other non-traditional uses require prior written host approval and may incur additional fees and/or an increased security deposit. Reservations require approval before confirmation. Utilities are included, but guests are responsible for excessive utility usage, defined as utility costs over $125.00 per night of the reservation. For reservations longer than seven nights, one cleaning per week is mandatory at the guest’s expense. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability. Spring cleaning and updates typically occur in late April or early May. Unless otherwise stated, payments are non-refundable. Marquis may work with the owner to reopen cancelled dates, at the owner’s discretion. If the original dates are rebooked at the same or a higher price and the new reservation is paid in full, a refund less a penalty of 20% of the total original reservation amount is issued. If no replacement reservation is made, guests may use their original dates if payments comply with the booking payment schedule and Marquis receives written notice at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; larger payments must be by check, ACH or wire. In lieu of a security deposit, the property includes up to $25,000 in damage protection, with coverage details in the booking agreement. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime showings.
