Interior spaces include a Great room with a fireplace, wine cellar, billiards room, movie theater, gym, ping pong and separate sitting rooms. The chef’s kitchen has a large bar top and center island; a private chef can be hired. Heating, televisions, a microwave, linens, bath and pool/beach towels, a hair dryer and ironing equipment are provided. Two primary suites each have a walk-in closet, balcony and ensuite bathroom. A primary bathroom features a deep soaking tub and walk-in shower. The finished lower level provides additional open space. Two additional private sleeping areas supplement the six bedrooms. Air conditioning is included in all listed sleeping spaces. The primary renter must be at least 35 years old. Pets and smoking are prohibited. Additional guests and events require express approval. Events, commercial activities, rotating guest groups and other non-traditional uses require prior written host approval; additional fees and/or an increased security deposit may apply. Reservations require approval before confirmation. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $140.00 per night of the reservation. For reservations longer than seven nights, one cleaning per week is mandatory at the guest’s expense. Payments are non-refundable unless otherwise stated. If cancellation dates are reopened at the owner’s discretion and rebooked for the original dates at the same or higher price, a refund less 20% of the total reservation amount is issued after full payment for the new reservation is collected. If no new reservation is made, the original dates may still be used provided scheduled payments are made and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire. In lieu of a security deposit, the property carries up to $25,000 of damage protection, subject to the booking agreement’s coverage terms.
