House rules

Reservations require approval before confirmation. The primary renter must be at least 30 years old. Pets and smoking are prohibited. Additional guests require express approval; a fee of $25.00 per person per night may apply. Events require express approval. Events, commercial activities, rotating guest groups and other non-traditional uses require prior written host approval and may incur additional fees or an increased security deposit. Utilities are included, but guests are responsible for excessive usage, defined as utility costs above $125.00 per night. One light cleaning per eight nights booked and one end-of-stay cleaning are included; additional cleanings are available at guests' expense. For stays exceeding seven nights, pool-heating propane is charged by usage with a deposit collected at booking. Payments are non-refundable unless otherwise stated. Following cancellation, reopening dates is at the owner's discretion. If the original dates are rebooked at the same or higher price, a refund less 20% of the total reservation amount is issued after full payment for the replacement reservation. If not rebooked, guests may still use their original dates provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must use check, ACH or wire. Instead of a security deposit, the property has up to $25,000 in damage protection, subject to booking-agreement coverage terms. The owner may arrange showings to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime hours.

Getting there

Flying Point Beach, W. Scott Cameron Beach and Ocean Road Beach are nearby. Southampton Village, Bridgehampton and Sag Harbor are minutes away. Outdoor furniture and equipment availability must be confirmed for stays outside Memorial Day to Labor Day; spring preparation typically occurs in late April or early May.
