# Water Mill Retreat Water Mill, NY, United States (general area) ## About the house Water Mill Retreat accommodates up to 10 guests in four bedrooms and a lower-level sleeping area, with four full bathrooms and a main-floor powder room. The approximately 3,000-square-foot home has a formal living room with a sectional, fireplace and bay windows, a dining table seating eight, and a chef's kitchen with an island and appliances. Glass doors lead to a main-level patio with outdoor dining furniture and a gas barbecue. The fenced backyard includes a private heated pool, sundecks with loungers, outdoor sofas and a fire table. An outdoor kitchen has a charcoal barbecue, wood-fired pizza oven and mini fridge. A private outdoor shower is available. On-site parking is provided. The main-floor guest bedroom has a queen bed and a full ensuite bathroom with a shower and tub. Upstairs are a king guest bedroom and a queen guest bedroom sharing a Jack-and-Jill bathroom with a shower, plus a primary king bedroom with its own shower bathroom and walk-in closet. Reservations require approval before confirmation. The primary renter must be at least 30 years old. Pets and smoking are prohibited. Additional guests require express approval; a fee of $25.00 per person per night may apply. Events require express approval. Events, commercial activities, rotating guest groups and other non-traditional uses require prior written host approval and may incur additional fees or an increased security deposit. Utilities are included, but guests are responsible for excessive usage, defined as utility costs above $125.00 per night. One light cleaning per eight nights booked and one end-of-stay cleaning are included; additional cleanings are available at guests' expense. For stays exceeding seven nights, pool-heating propane is charged by usage with a deposit collected at booking. Payments are non-refundable unless otherwise stated. Following cancellation, reopening dates is at the owner's discretion. If the original dates are rebooked at the same or higher price, a refund less 20% of the total reservation amount is issued after full payment for the replacement reservation. If not rebooked, guests may still use their original dates provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must use check, ACH or wire. Instead of a security deposit, the property has up to $25,000 in damage protection, subject to booking-agreement coverage terms.
