A den off the living room has a desk and bar area. The kitchen includes a large island with seating, a gas stove, Viking stainless steel appliances and banquette dining, along with an oven, refrigerator, dishwasher, microwave, toaster, blender, cookware and pot and Nespresso coffee makers. The home accommodates up to 10 guests in five bedrooms: four with Queen beds and one with a King bed. All bedrooms have air conditioning and closets; bedrooms 2–5 also have televisions. Bedroom 2 is on the main floor; the other bedrooms are upstairs. Both full bathrooms are upstairs, one with a shower and the other with a shower/tub combination. Outdoor facilities include a manicured lawn, covered deck with pergola, patio, gas grill, wood-burning fire pit, four lounge chairs, outdoor table, chairs and umbrella, cooler and a private heated saltwater pool. The backyard is fenced. Reservations require approval before confirmation. The primary renter must be at least 25 years old. Smoking is not allowed. Additional persons and events are prohibited without express approval. Events, commercial activities, rotating guest groups and other non-traditional uses require prior written host approval; additional fees and/or an increased security deposit may apply. One dog of 60 lbs or less is permitted for $100.00 per booking; larger dogs, multiple dogs and other pets require express approval. Utility fees are included in the rental amount, but guests are responsible for excessive usage, defined as utility costs over $125.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest’s expense. Unless otherwise stated, payments are non-refundable. If cancellation dates are reopened at the owner’s discretion and rebooked at the same or higher price, a refund less a 20% penalty on the total reservation amount is issued after full payment for the replacement booking. If no replacement booking is made, guests may use their original dates provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; payments over $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, with coverage details in the booking agreement.
