House rules

The primary renter must be at least 30 years old. Maximum occupancy is eight; no additional persons beyond that maximum are permitted. Smoking is not allowed. Events are prohibited. Events, commercial activities and other non-traditional uses, including rotating guest groups during a stay, require prior written host approval and may incur additional fees or an increased security deposit. One dog weighing 25 lbs or less is permitted. Larger dogs, multiple dogs and other pets require express approval. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $110.00 per night of the reservation. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. A refundable $10,000 cash security deposit is required, governed by a separate agreement signed by owner and guest before check-in. Reservations require approval before confirmation. Unless otherwise stated, payments are non-refundable. After cancellation, Marquis will use best efforts to work with the owner to reopen and rebook the original dates, at the owner's discretion. If those dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total original reservation amount is issued after the replacement reservation is paid in full. If the property is not rebooked, guests may use their original dates if payments comply with the payment schedule and Marquis receives written notice at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; payments above $3,500 must be made by check, ACH or wire. The owner may need to show the property to prospective renters or buyers, with advance notice and efforts to arrange reasonable daytime hours.

Getting there

The home is between Bridgehampton and East Hampton Village. The property is not handicap accessible. Outdoor furniture and equipment may be unavailable outside Memorial Day to Labor Day; inquire before booking. Seasonal spring cleaning and updates typically take place in late April or early May.
