# Wainscott Retreat Wainscott, NY, United States (general area) ## About the house The furnished home combines organic-modern and boho styling with an open-plan main level and ample natural light. The living room has two couches, two armchairs, a wood-burning fireplace and a television. An indoor dining table seats eight, and the kitchen has an island with seating, stainless-steel appliances, a stove, oven, refrigerator, dishwasher, microwave, Nespresso coffee equipment, cookware and tableware. Outside are front and back lawns, a wrap-around porch, an uncovered deck/patio, a gas grill and an eight-seat dining table with outdoor seating and umbrellas. A path leads to a grey-bottomed gunite pool with four cushioned loungers and an adjacent pool house. The pool is private, heated and fenced. Other outdoor features include a hot-and-cold outdoor shower, a swing set and a trampoline. The four bedrooms include a second-floor king bedroom with a full ensuite bathroom, TV, walk-in closet and balcony/deck; a main-floor queen bedroom with a full ensuite bathroom, closet and balcony/deck; a second-floor bedroom with two twin beds and a closet; and a second-floor bedroom with a crib, a twin bed and a TV. An additional lower-level sleeping area has a double/full bed, ensuite bathroom and closet. All five sleeping spaces have air conditioning. The four bathrooms comprise a second-floor bathroom with a shower and tub, two main-floor bathrooms with a shower/tub combination and a shower respectively, and a lower-level bathroom with a shower/tub combination. Central air conditioning, heating, Wi-Fi, a laptop-friendly workspace, washer and dryer, linens, bath towels, pool/beach towels, a hair dryer and ironing equipment are provided. Outdoor furniture and equipment may be unavailable outside Memorial Day to Labor Day; inquire before booking. Seasonal spring cleaning and updates typically take place in late April or early May. The primary renter must be at least 30 years old. Maximum occupancy is eight; no additional persons beyond that maximum are permitted. Smoking is not allowed. Events are prohibited. Events, commercial activities and other non-traditional uses, including rotating guest groups during a stay, require prior written host approval and may incur additional fees or an increased security deposit. One dog weighing 25 lbs or less is permitted. Larger dogs, multiple dogs and other pets require express approval. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $110.00 per night of the reservation. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. A refundable $10,000 cash security deposit is required, governed by a separate agreement signed by owner and guest before check-in. Reservations require approval before confirmation. Unless otherwise stated, payments are non-refundable. After cancellation, Marquis will use best efforts to work with the owner to reopen and rebook the original dates, at the owner's discretion. If those dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total original reservation amount is issued after the replacement reservation is paid in full. If the property is not rebooked, guests may use their original dates if payments comply with the payment schedule and Marquis receives written notice at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; payments above $3,500 must be made by check, ACH or wire. The owner may need to show the property to prospective renters or buyers, with advance notice and efforts to arrange reasonable daytime hours.
